As the project manager, our primary responsibility is to ensure that the project stays on track, adheres to the project scope, and is completed within the established timeline and budget. The difference between owner's rep and project management work is the level of involvement on a daily basis. As the project manager, we'll stay on top of daily tasks, monitor progress, and ensure that quality standards are met.
We'll communicate between the owner and the project team, address any issues that arise, and ensure that all necessary permits and regulations are being followed. We provide regular updates to the owner and help resolve conflicts, making sure the project aligns with the owner’s goals without directly handling the day-to-day activities.
As a construction project manager, we can oversee the contractor for you. That includes ensuring that the engineering plans and specifications are followed. We can observe your site daily and handle issues that arise and communicate them with contractor and the engineer. We will review the original bid and all monthly invoices. This allows you to feel secure that all progress payments are paid based on actual work performed, and any change orders are not supposed to be part of the original bid. We ensure that the required testing occurs and appropriate inspections take place. There are third-party testers and agency inspections that can be missed even if the contractor is highly reputable. It's never too late to get us involved.
